Fifteen minutes over the bridge from home, and a good chunk of my work is already over that side.
The Mount is a fifteen-minute run from my place in Tauranga, so a job over there gets exactly the same attention as one round the corner from me. There’s no travel charge on it and I don’t treat it as an away game.
You’ve really got two different sets of houses at the Mount. Down the beach side of Maunganui Road there are still plenty of 1960s and 70s baches, mostly weatherboard and fibrolite with a lot of trim to work around. Then tucked in behind and between them are the architectural new builds and minor dwellings, which lean towards textured and plaster finishes, cedar, sheet cladding, and dark colours that will show up every flaw in the prep if you hurry it.
The dark weatherboard place with the external stairs in the photo is one of mine, a full repaint in a colour that shows every bit of prep underneath it. I’ve also done a full exterior on an architectural house over there, which took in repairs to the fascia, a stain on the exposed rafters and a colour change right across the textured walls, and a 65 square metre minor dwelling inside and out, with Shadowclad on the outside and Alabaster white running through the middle.
If you’re near the water, the elevations facing the sea will always wear first. It isn’t a reason to panic, it just means those faces need more prep and a product made for coastal exposure, and I’ll tell you which ones need the most attention. If it’s a bach or a holiday home that’s being rented out, I can often work around the bookings and take whichever elevations are free that day.

For an interior, often only a few weeks. Exteriors need more notice because I'm watching the weather as much as the calendar, and I'd sooner start yours in a settled stretch than squeeze it in and have it sit half-finished. Ring me early and I'll tell you honestly where you'd sit in the queue.
Both, and interiors are the work I enjoy most. Plenty of the houses over there have had the outside done at some point and the inside left alone since the nineties, and that's usually the room-by-room job that makes the bigger difference to live with.
Not automatically, but the seaward elevations normally need more prep and a product rated for coastal exposure, and that shows up in the price. I'll point out on the quote which faces are doing the hard work so you can see where the money is going.
